LONG & FOSTER, REALTORS (The Real Edge in Real Estate)

Long & Foster, REALTORS has been ranked #1 AGAIN in the Metropolitan Washington Area. We're #1 in Sales because we're #1 in Service. If you have a home to sell or if you are in the market to buy, call #1... Long & Foster. We have been helping people buy and sell homes for nearly 30 years.

We are proud to be the Mid-Atlantic region's pre-eminent real estate broker with nearly 6,000 professional sales associates whose efforts resulted in an average of $8 billion worth of homes sold in each of the past several years.

-- EXCLUSIVE SERVICES PROVIDED --

· COMPARATIVE MARKET ANALYSIS: A written report of the transactions in the neighborhood to identify similar properties that have sold recently and are currently on the market in an effort to determine a realistic price for the subject property.

· FINANCING PROPOSALS: Written proposals, such as Buyer Qualifications, Financing Plans, 15-year vs. 30-year Mortgages, Adjustable vs. Fixed Rate Mortgages, Rent vs. Buy, Repurchase Analysis, and Amortization Schedules that will help buyers and sellers in the decision making process.

· MARKET PREPARATION GUILD: A report designed to help the homeowner maximize the marketing efforts by improving the condition of the home, "setting the stage" before showings, and knowing what to do when the property is being shown.

· HOMEOWNER'S ANALYSIS: A simple and easy-to-understand form that shows the tax advantages of owning a home and the net cost of housing after applying them. It also illustrates the investment potential of home ownership.

· RELOCATION PACKAGE: A complete portfolio of information about the city you are moving to. This can be very helpful in orienting you to the local housing market, as well as schools, shopping, transportation, entertainment, and many other things of interest.

· RELOCATION REFERRALS: We can refer you to top agents in any city of the country, through our Nationwide Relocation Service, to help you relocate successfully.

Real Estate Tips
Cosmetic Improvements >Handle Needed Repairs Early

There is a standard chain of events that occurs when an offer comes in on a home. After a meeting of the minds, the buyer often brings in a home inspector who may find a few items that need to be repaired. The real estate agent gives the homeowner a list of the requested repairs. What comes next?

In most transactions, the seller will take care of the repairs. Many sellers wait until the week before the closing to call someone to do the work, because they want to be sure that they are going to make it to the closing table before they spend money on repair work. If you are responsible for making repairs to a home you are selling, make sure you have the work done well in advance of the closing date by licensed professionals who will stand behind their work. If the work is done at the last minute and is incomplete or unsatisfactory, it could cause complications at the closing. You should provide the buyers with all the receipts and the names of the persons to contact in case there is a problem with the repairs.
